APEL exclusively represented the owner of a mid-size shopping center
APEL exclusively represented an owner of a shopping center in the process of selling. The multitenant shopping center is located in Prague and the transaction value was approximately 12 million EUR. Thanks to the long-term contracts and good tenant names including names like Ahold, DM Drogerie or Česká spořitelna, the center became an attractive income property. The buyer was a Czech private equity group.

Based on the analysis of the property and the expectation of the client the “off-market” transaction was chosen. The client had in the past a bad experience with “open” marketing of his properties. This time it was one of the crucial priorities to hold the transaction as much as possible away from the public and without any publicity.

APEL Properties defined a shortlist of potential private investors, put together and distributed information memorandum directly to the hands of the decision makers. Next steps covered organizing the meetings, information flow, collecting and combining of the offers and providing of a full support to the client in negotiations of the conditions and structure of the deal.

The whole transaction took some 6 months.
